Ons doel is een bijdrage leveren aam de enorme behoefte aan betaalbare woningen én industrieel bouwen naar een hoger niveau te tillen. Iets waar Daiwa is Japan groot mee is geworden. De functie Als Projectontwikkelaar / Financial Engineer speel je een sleutelrol in het beoordelen en realiseren van vastgoedontwikkelings- en investeringsprojecten. Je bent betrokken bij het volledige traject, maar jouw inhoudelijke inbreng ligt nadrukkelijk of het initiatief en het financieel opzetten en doorgronden van het project. Je verantwoordelijkheden omvatten onder andere: Onderzoeken en analyseren van investeringskansen in Nederland, Duitsland, het Verenigd Koninkrijk en andere Europese landen. Strategieën ontwikkelen en onderhandelen over grondverwerving, partnerships en joint ventures. Financiële modellering, businesscases en haalbaarheidsanalyses uitvoeren Projectplannen opstellen, inclusief vergunningstrajecten, kostenramingen, planningen en risicobeheer. Coördineren van een in- en extern projectteam (t.b.v. ontwerp, bouw, finance, sales) Toelichtende presentaties geven en Daiwa House vertegenwoordigen bij externe partijen. Waar kom je te werken? Je gaat werken in een klein en no-nonsense team dat verantwoordelijk is voor de aansturing van alle Europese activiteiten van Daiwa House Group, gevestigd in het WTC op de Zuidas in Amsterdam. Ons team bestaat uit ongeveer tien professionals, grotendeels van Japanse afkomst. Je werkt onder de verantwoordelijkheid van de Head of Business Development Europe (die Nederlands is) en onderzoekt investeringsmogelijkheden en ontwikkellocaties in binnen- en buitenland. Jouw persoon: Draagt bij aan de verdere groei van Daiwa House in Europa. Reflecteert op collega’s en corrigeert met feitelijkheden wanneer een ontwikkeling wel of geen kansen biedt volgens jou Werkt aan strategische plannen voor groei en grensoverschrijdende projecten. Reist met enige regelmaat binnen Europa, afhankelijk van de projecten. Wie wij zoeken Minimaal 3 tot 5 jaar ervaring in vastgoedontwikkeling of vastgoedfinanciering (ervaring met ontwikkelprocessen is een pré). HBO/WO niveau in de richting van Bouwkunde, Real Estate studies, Vastgoedkunde, Vastgoed & Makelaardij of soortgelijke praktijkervaring. Aantoonbare ervaring met het opzetten van financiële vastgoedmodellen en bekend met DCF en IRR. Zelfstarter met interesse in internationale projecten. Goede communicatieve vaardigheden en aanpassingsvermogen in een multiculturele omgeving. Beheersing van de Nederlandse, Engelse en Duitse taal is wenselijk. Kennis van de Japanse taal is een pluspunt, maar niet noodzakelijk. The position As a Project Developer / Financial Engineer, you will play a key role in assessing and realising real estate development and investment projects. You are involved in the entire process, but your substantive input is on the initiative and the financial setting up and understanding of the project. Your responsibilities include: Researching and analysing investment opportunities focussing on the Netherlands and Germany. Occasionally other countries. Develop strategies and negotiate land acquisitions, partnerships and joint ventures. Perform financial modelling, business cases and feasibility analyses Prepare project plans, including permitting processes, cost estimates, schedules and risk management. Coordinating an internal and external project team (for design, construction, finance, sales) Giving explanatory presentations and representing Daiwa House to external parties. Where will you be working? You will work in a small and no-nonsense team that is responsible for managing all European activities of Daiwa House Group, located in the WTC on the Zuidas in Amsterdam. Our team consists of about ten professionals, most of whom are of Japanese expats. You will work under the responsibility of the Head of Business Development Europe and investigate investment opportunities and development locations. You will: Contribute to the further growth of Daiwa House in Europe Reflect and challenge your colleagues about developments with a clear factual perspective on financial risks and opportunities Work on strategic opportunities and cross-border projects. Travelling abroad can be a part of the job, depending on the projects. Who we are looking for At least 3 to 5 years of experience in real estate development or real estate financing (experience with development processes is an advantage). · Bachelor's or Master's degree in Architecture, Real Estate Studies, Property & Brokerage, or equivalent practical experience relevant to the role Someone capable of setting up a financial real estate model and familiar with DCF and IRR. Self-starter with an interest in international projects. Good communication skills and adaptability in a multicultural environment. Proficiency in Dutch, English and German. Knowledge of the Japanese language is a plus, but not necessary.
